Airport One (A – 1) Zone

USES AND PROVISIONS

Purpose

This zone provides for aviation-related uses and/or uses on the Campbell River airport lands which rely on the airport runway or other uses associated with the airport operations.

Permitted Uses
This zone provides for aviation-related uses and/or uses on the Campbell River airport lands which rely on the airport runway or other uses associated with the airport operations.

On any lot, the following uses are permitted:

  • Airport and/or landing strip
  • Aircraft fuel depot
  • Aircraft sales and/or service
  • Airport passenger terminal and service facilities
  • Aircraft
  • Vehicle rental and ancillary servicing
  • Office
  • Aircraft hangar
  • Retail store not exceeding 125 square metres per lease area
  • Restaurant
  • Self storage
  • Ancillary storage yard
  • Aviation related service commercial and/or light industrial
  • Manufacturing, assembly, disassembly, processing, or packaging of materials and goods
  • Agriculture and silviculture
  • Warehouse
  • Freight transfer depot
  • Heliport
  • Disaster services centre
Lot Area

The minimum site area for “lease lots” shall be not less than 550 square metres.

Lot Coverage

The maximum site coverage for buildings on “lease lots” is 65%.

Minimum Dimensions
Yards in this zone must have the following minimum dimensions

Yard and setback requirements shall be in accordance with Transport Canada Airport Regulations and spatial separation requirements of the BC Building Code.

Building Height

The maximum height of all buildings and structures shall be in accordance with Transport Canada Airport Zoning Regulations.

Conditions of Use 

All illuminated parking and outdoor storage areas shall have directional lighting placed in such a manner that it does not pose a nuisance to airport operations or adjacent lease areas.

Permitted Uses

On any lot, the following uses are permitted:

  • Aircraft service and repair facilities
  • Aircraft hanger
  • Aircraft sales and/or service
  • Manufacturing, assembly, disassembly, processing, or packaging of materials and goods
  • Retail store not exceeding 125 square metres per lot
  • Aviation related light industrial
  • Office
  • Food processing and packing
  • Equipment sales rental and storage
  • Warehouse
  • Self storage
  • Ancillary storage yard
  • Freight transfer depot
  • Restaurant
  •  Commercial parking lot
  •  Gas bar / convenience store
  •  Accessory dwelling unit
Lot Area

On lots served by community sewer system, the minimum lot area shall be 550 square metres.
On lots served by private sewage disposal system and septic field, the minimum lot area shall be 2.0 hectares.

Lot Coverage

On lots served by community sewer system, the maximum lot coverage for all buildings and structures shall be 65%.
On lots served by private sewage disposal system and septic field, the maximum lot coverage for all buildings and structures shall be 45%.

Minimum Dimensions
Yards in this zone must have the following minimum dimensions

Front Yard: Minimum 5.0 metres

Rear and side Yard: Minimum 5.0 metres

Adjacent to highway: Minimum 30.0 metres

Notwithstanding 5.3.6 above, yard setbacks shall conform to Transport Canada zoning regulations. Further, adjacent to the Jubilee Parkway west of the Inland Island Highway No. 19, minimum setback shall be 10.0 metres.

Building Height

The maximum height of all buildings and structures shall be 15.0 metres.

Conditions of Use 

All illuminated parking and outdoor storage areas shall have directional lighting placed in such a manner that it does not pose a nuisance to airport operations or adjacent lease areas.
